  • A valid payment card is required at the time of booking.

    Bookings includes free cancellation up to 28 days before arrival. 

    The full balance is securely processed using the card details provided shortly before the 28 day cancellation deadline.

    For bookings made within 28 days of arrival, the full amount is payable at the time of booking and is non-refundable.

    All reservations are confirmed by email. Guests are responsible for checking their confirmation details carefully and notifying us promptly of any errors or discrepancies.

    Bookings made via online travel agencies (such as Booking.com) have different booking policies and are shown at the time of booking on the relevant platform.

    We strongly recommend that guests take out appropriate travel insurance to protect against unforeseen circumstances that may result in cancellation.

    • Check-out: by 10.00am

    Early check-in at 3.00pm is subject to availability and must be pre-arranged prior to arrival. This is complimentary for direct bookings and available for an additional charge on bookings made via online travel agencies.

    If arriving after 6pm, you must contact us in advance to arrange check-in.

    A valid photo ID is required at check-in.

    Late check-out is not available.

  • Each room has a strict maximum occupancy of 2 adults.

    Only guests registered to stay at the property are permitted entry into the property.

    Charges will apply for additional guests exceeding the confirmed occupancy.

  • We do not accept children in the property.

    All guests must be 18 or over.

  • Pets are not permitted in the property.

  • Smoking and vaping, and tampering with smoke alarms, are strictly prohibited inside the building. A fee of £250 will be applied for any breach of this policy.

  • The Ullapool Rooms offers room-only accommodation. We do not provide breakfast.

  • To maintain cleanliness and avoid lingering odours, hot takeaway food may not be consumed in bedrooms or guest areas. A cleaning charge may apply if this policy is breached.

  • CCTV operates in public areas for the safety of guests and staff. By staying with us, you consent to this.

  • While we make every effort to accommodate special requests, we cannot guarantee these can always be met. Please mention any requests at the time of booking.

  • Guests are required to complete registration.

    Card details are required for security purposes, to cover potential incidental charges or damages.

  • In the unlikely event we must cancel your booking due to circumstances beyond our control, we will offer alternative accommodation where possible or provide a full refund. Our liability will not extend beyond this refund.

  • We are not responsible for loss or damage to valuables not secured in our safekeeping. We also accept no liability for damage to vehicles or their contents while parked on the premises.

  • Please report any damage immediately. We reserve the right to charge for repair, replacement, or specialist cleaning as required. A £50 minimum fee will be charged for damages, breakages and missing items. In the event the room or any other space cannot be re-let to incoming guests, the cost of their alternative accommodation and any other associated costs will be charged.

  • Complimentary Wi-Fi is provided for guest use. Excessive usage or illegal activity will result in restricted access and may incur additional charges.

  • Personal data is processed in accordance with GDPR. Our full Privacy Policy is available on our website.

  • We are committed to sustainable practices and invite guests to support our recycling and energy-saving initiatives during their stay.

  • Neither party is liable for delays or failures caused by events beyond reasonable control. Bookings affected by such events may be refunded in line with the cancellation policy.

  • We reserve the right to amend these terms at any time. Any updates will take effect immediately upon publication on our website or direct communication.
